Commercial EIFS Installation in Roswell

Whether it is a new building, an addition or the re-clad of a dated Roswell retail center, new EIFS should drain. We install drainable systems over a proper weather barrier, flash every opening and build the shapes and profiles the design calls for.

Built to drain

A new face for an older building

A good share of the EIFS we are asked to install in Roswell goes on existing buildings, not new ones. Owners repositioning a 1980s shopping center on Holcomb Bridge Road, or updating a brick and glass office building off GA 400, use EIFS to add towers, cornices, bands and a new color without rebuilding the structure.

That kind of work has to be detailed carefully where new meets old. We tie the weather barrier into existing windows and storefronts, flash the transitions at roofs, canopies and parapets, and set expansion joints where the new cladding crosses floor lines or changes in substrate. Drainage is built in from the start: a water-resistive barrier, a drainage plane behind the foam and a way for water to exit at the bottom of every wall.

On ground-up projects the sequence is the same, coordinated with the framer, window installer and roofer so flashing is in place before the board goes on. Every system is installed to the manufacturer’s published details, and we submit product data and mockups when the project requires them.

What goes into the wall

Every layer of a commercial EIFS facade

Each layer has a job. Skip one and the facade leaks, cracks at the openings or fails at its edges.

Weather-resistive barrier

A liquid-applied or sheet barrier over the sheathing, lapped into window, storefront and roof flashing, is the facade’s real waterproofing.

The layer that keeps it dry

Drainage & adhesive

Insulation board is set in vertical ribbons of adhesive so water behind the foam drains down and out at the base of the wall.

A path out for water

Insulation board

Foam board fitted tight, staggered at corners, rasped flat and kept clear of grade, sidewalks and paving.

Continuous insulation

Mesh & base coat

Reinforcing mesh fully embedded in the base coat, with diagonal patches at openings and heavier impact mesh at entrances and ground-floor walls.

Strength where traffic hits

Sealant joints & terminations

Expansion joints at floor lines and sealant with backer rod where EIFS meets windows, storefronts, copings and other cladding.

Joints planned, not added

Cornices, bands & profiles

Foam cornices, banding, window surrounds and parapet caps shaped and coated as part of the same system, with sloped tops.

Which cladding?

Choosing EIFS or hard coat stucco

Both can deliver the same look, but they are built differently. Drainable EIFS is lighter, adds continuous insulation outside the framing and makes cornices, bands and architectural shapes easy to form in foam. Hard coat stucco is harder at the surface and stands up better to carts, bikes and vehicles at ground level. Many commercial buildings use both: hard coat or impact-reinforced EIFS at the base and standard EIFS above.

We walk owners, architects and general contractors through the trade-offs, including how the wall meets windows, storefronts, roofs and other cladding such as fiber cement. If three-coat stucco is the better fit for part of the building, we install that too.

Our process

How a commercial EIFS installation comes together

Schedules depend on wall area, access, weather and cure time between coats. We set the sequence with you or your general contractor before mobilizing.

Review & sequence

We review drawings and the specified system, flag flashing and joint details that need answers, and sequence our work with the window, storefront and roofing trades.

  • Details reviewed early
  • Trade sequencing set
  • Access planned by elevation

Barrier, flashing & board

We check the sheathing, apply the weather-resistive barrier, flash openings and roof lines, then set insulation board in drainable adhesive and rasp it flat.

  • Sheathing checked first
  • Kick-outs at roof lines
  • Foam kept above grade

Base, finish & seal

Mesh is embedded in the base coat, the finish goes on in continuous sections, and sealant joints are installed at every termination.

  • Openings reinforced
  • Finish without lap lines
  • Sealant with backer rod

Bidding a project or planning a re-clad?

Bring us in before the walls are closed up. Flashing, joint and window details are easiest and cheapest to get right on paper.

New EIFS in Roswell

Re-clads, additions and new buildings

Where new EIFS goes on in Roswell, and what each kind of project needs.

Roswell’s commercial corridors are mostly built out, so a lot of facade work is renewal: updating an aging center to compete for tenants, adding an entry feature to an office building, or finishing a pad building or addition to match the property around it. Those projects share a need for clean transitions to existing construction and for schedules that keep the rest of the property open.

Retail repositioning

New towers, sign bands and color schemes for shopping centers updating their image.

Office updates

Entry features, cornices and over-clad panels that modernize office buildings near GA 400.

Pads & additions

New outparcel buildings and additions finished to match the existing center or campus.

Questions & answers

EIFS installation FAQ

What Roswell owners, developers and contractors ask before new EIFS goes on.

Can you re-clad a dated Roswell retail building with EIFS?
Often, yes. EIFS can go over many existing substrates once they are evaluated and prepared, and it is a common way to add new towers, bands and color to an older center. We review the existing wall first and tell you what preparation it needs.
Who handles the permit for EIFS work in Roswell?
On most projects the owner or general contractor pulls the permit, and we provide product data and details to support it. Check with the City of Roswell building department for what your scope requires, and with the city about design review if the property is in a historic or overlay district.
Why insist on drainable EIFS?
Drainable EIFS gives water that gets past a joint or opening a path out of the wall. In Georgia’s wind-driven rain, that drainage is what protects the sheathing over the long term.
Can EIFS match the rest of our property?
Yes. Finish color and texture can be matched to existing EIFS or stucco on the property, and we prepare samples for approval before the finish goes on.
How long does an EIFS installation take?
It depends on the facade area, the amount of trim and profiles, access and weather. We give you a schedule with the written quote and coordinate it with the other trades or with your tenants.
How is EIFS installation priced?
By wall area, system type, the amount of foam trim and shapes, flashing and joint details, and access. We price from drawings or a site walk and itemize the quote.
