Roswell commercial stucco & EIFS. Property managers, boards, owners & builders.
Infill sites leave no room for rework
Much of the new commercial construction in Roswell happens on sites that are already surrounded: mixed-use buildings near downtown, apartment buildings replacing older commercial property, and pad buildings in established shopping centers. Laydown space is limited, neighbors are open for business and inspections have to land on time. A facade trade that has to come back and redo work costs the whole schedule.
We price from plans and specifications and flag gaps in the details before the bid, not after the board is on the wall. During construction we coordinate with the framer, window installer and roofer so the weather barrier, sill pans, head flashing and roof-to-wall transitions are in the right order. Submittals, product data and mockups are provided when the project requires them.
On the wall, we install drainable EIFS and three-coat hard coat stucco to the manufacturer’s details, with control and expansion joints where the design and the substrate need them. When the building is turned over, the facade is complete, sealed and ready for the owner. See our EIFS installation and stucco installation pages for the systems.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

Building facades in Roswell’s tight sites
Staging, scheduling and approvals shape every new facade in the city.
Roswell projects tend to come with constraints: downtown lots with little room for scaffolding and material storage, occupied shopping centers around a new pad building, and multifamily sites with several buildings in different stages at once. Projects in or near the historic district may also carry design review requirements set by the city. We plan our staging and crew sequence with the general contractor from the start so the facade fits the site, not the other way around.
Multifamily & mixed-use
Multi-building and podium projects sequenced building by building with the GC.
Pads in live centers
Outparcel and addition work staged around open tenants and their customers.
Submittals & mockups
Product data, details and on-site mockups ready for architect and owner review.
