Commercial Stucco Repair in Roswell, GA

A cracked pier at a Holcomb Bridge Road center, a stained parapet on an office building, a soft spot under a condo window: in Roswell, most of them trace back to water. We find the entry point, replace what is damaged behind the finish and blend the repair into the facade.

Repair the cause

A crack is a question, not a patch

Much of Roswell’s commercial stucco went on between the 1980s and the 2000s, as office parks, shopping centers and apartment communities filled in along Holcomb Bridge Road, Alpharetta Highway and the GA 400 corridor. Twenty or thirty Georgia summers is long enough for control joints to open, window sealant to split and ground-floor corners near parking and service areas to take repeated hits.

A crack on its own says very little. What matters is whether water has been moving through it. Before anything is cut, we take moisture readings around the damage and along the nearby details, so the repair goes exactly as deep as the problem: the finish only, the base coat and lath, or the sheathing behind them.

Then we rebuild in layers, correct the joint or flashing that let water in, and blend pigment and aggregate so the repair reads as part of the wall. On a large elevation we will tell you up front when a corner-to-corner finish coat is the only way a patch will disappear, and price it as a separate line so you can decide.

What we repair

Commercial stucco repairs in Roswell

Every repair starts with the same question: is water involved? The answer decides how deep the repair has to go.

Cracks at piers & corners

Cracks at storefront piers, window corners and control joints are routed, reinforced and refinished so they do not telegraph back.

Hairline to structural

Water damage & staining

Wet sections are opened, sheathing replaced and the leak closed at the window, parapet or roof line that caused it.

Source found first

Impact damage

Damage from carts, delivery trucks, parking lot vehicles and removed signage is rebuilt in layers to full wall thickness.

Reinforced at ground level

Delamination & bulging

Coats that have separated from the lath are removed and rebuilt with proper bonding and mechanical attachment.

No loose stucco left

Parapets & roof-to-wall

Cracked parapet caps, open coping joints and missing roof-to-wall flashing are corrected and the wall below repaired.

Top of the wall first

Termite & rot damage

Damaged framing and sheathing are replaced and foam or stucco run below grade is cut back to proper clearance.

Choosing the right repair scope

Isolated repairs can be blended into the surrounding finish. When an elevation has years of patches, has faded unevenly, or has a texture that is hard to match, recoating corner to corner gives a uniform result and often costs less than chasing a perfect blend on every patch.

We tell you which approach fits each elevation, and why, before any work starts. The written quote separates urgent water intrusion from cosmetic work so owners, asset managers and boards can phase the cosmetic items into a later budget cycle if they need to. If a wall turns out to be more damaged once it is opened, you see photos and approve any change in scope before we go further.

Our process

How a commercial repair comes together

Hard coat stucco needs cure time between coats, so we plan the schedule, access and phasing before the first cut.

Survey & mark

We take moisture readings around the damaged area and at the details that fail first, so the edges of the damage are known before anything is cut.

  • Readings mapped by elevation
  • Leak path identified
  • Photo documentation

Open & rebuild

Damaged stucco and substrate come out until we reach dry material. New sheathing, weather barrier and lath go in, lapped correctly, and the failed detail is corrected.

  • Wet sheathing replaced
  • Flashing & joints corrected
  • Walkways protected

Coat & match

Scratch, brown and finish coats are applied and cured, then the color and texture are matched to the surrounding facade with custom-blended pigment and aggregate.

  • Coats cured properly
  • Custom color match
  • Daily cleanup

Stucco repair on Roswell commercial properties

The same few spots account for most of the repair calls we get from Roswell owners and managers.

On Roswell shopping centers and office parks, the bottom few feet of the wall take the most abuse: carts, delivery trucks, mowers and irrigation heads that spray the same section of stucco every morning. Add the city’s heavy tree cover, which keeps some elevations shaded and damp most of the day, and the base of the wall is where we most often find cracking, delamination and wet substrate.

Higher up, the trouble is usually at the edges: parapet caps, sign bands and window perimeters where sealant has outlived its service life.

Base-of-wall damage

Impact cracks and delamination at storefront piers, loading areas and dumpster enclosures.

Irrigation & shade

Sprinklers and shaded elevations that keep the bottom of the wall wet long after a storm.

Edges & openings

Parapets, sign bands and window perimeters where failed joints let water behind the finish.

Questions & answers

Commercial stucco repair FAQ

What Roswell property managers, boards and owners ask before a stucco repair.

Do we need a permit for stucco repair in Roswell?
It depends on the scope. Small finish repairs often do not, while work that opens the wall, replaces sheathing or changes the exterior may. Check with the City of Roswell building department before work starts; we provide the written scope and photos the city may ask for.
Can you repair a building in historic Roswell without changing how it looks?
That is the goal on every repair. We match color and texture to the existing finish, and in the historic district we recommend confirming with the city whether any review applies before the work is scheduled.
Can a crack be repaired so it doesn’t show?
Yes, if the repair is finished correctly. We fill and reinforce the crack, then blend the finish to the surrounding wall. On faded elevations, recoating the full panel or elevation is often the only way to make a repair invisible.
Why does sealing over a crack not fix it?
Sealant on the face of a crack can trap water that is already in the wall and does nothing about the cause, such as a missing control joint or failed flashing. We correct the cause and repair the crack through the base coat.
How long does a commercial stucco repair take?
A localized repair may take a few days including cure time between coats. Larger repairs that open the wall take longer and are scheduled in phases so the building stays usable. Your written scope includes the expected duration.
Can you repair damage from vehicles or carts?
Yes. We rebuild impact damage with reinforced base coat, and at high-traffic corners we can recommend heavier mesh or protective details so the same spot does not fail again.
