Commercial Stucco Recoating in Roswell

A faded, patched facade makes a Roswell property look older than it is. If the wall underneath is dry and sound, a new finish coat or coating can change the color and texture of the whole building without tearing anything off.

Refresh, don’t replace

Check the wall, then change the look

Owners usually call us about a recoat for leasing reasons. A shopping center on Holcomb Bridge Road needs to look current to attract a new anchor, an office building wants a fresher color before tenant renewals, or a condo association is tired of years of mismatched patches across its buildings. All good reasons, and all of them depend on the wall underneath being ready.

So before we talk color, we check for moisture at the usual entry points, look for delamination and hollow areas, and note every crack, joint and earlier repair. Anything wet or loose is repaired first. Sealant joints are replaced at the same time, since a new finish over failed joints only looks good until the next storm.

Then comes the finish itself: an acrylic or cementitious finish coat, an elastomeric coating that bridges hairline cracks, or a breathable coating on walls that need to dry outward. We prepare sample areas on the building so owners, boards and tenants can see the color in daylight before the whole facade is committed. For the water side of the job, see waterproofing and sealants.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first
Acrylic, elastomeric or breathable?

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Facade refreshes in Roswell

A newer look for Roswell’s older properties

Recoats are one of the most common ways Roswell owners modernize a property without rebuilding it.

Many Roswell retail centers, office buildings and multifamily communities were finished in colors that read as dated today, and decades of spot repairs have left elevations patchy. A full recoat solves both at once. In the historic district and other areas with design standards, a color change may need the city’s approval, so we build the sample and approval step into the schedule rather than discovering it halfway through.

Color changes

Whole-building color updates for retail and office properties competing for tenants.

Patch cleanup

Years of mismatched repairs unified under one finish, corner to corner.

Approval samples

On-wall samples for owners, boards and city review before the full recoat begins.

Questions & answers

Recoating & finishes FAQ

What Roswell owners and boards ask before refinishing a stucco or EIFS facade.

Do we need city approval to change our building’s color in Roswell?
It depends on where the property is. Buildings in the historic district, and some properties under other design standards, may need review before a color change. Check with the City of Roswell before scheduling; we provide samples and product information for the submittal.
Can a Holcomb Bridge Road shopping center be recoated while it is open?
Yes. We work elevation by elevation, keep storefronts and walkways open, and plan lift and staging locations with the property manager so parking and deliveries keep moving.
Is it better to paint stucco or recoat it?
Ordinary paint can trap moisture in stucco and peel. A coating or finish made for stucco and EIFS bonds better and is chosen to match how the wall needs to handle vapor. We recommend the product after we see the wall.
What is the difference between acrylic and cementitious finishes?
Acrylic finishes are flexible, hold color well and come in many textures. Cementitious finishes are more traditional and breathable. The right one depends on the system underneath and the look you want.
Can you change the texture of our facade?
Yes. A new finish coat can change the texture as well as the color, as long as the wall is sound and properly prepared.
How is a recoat priced?
By facade area, access, the amount of repair and sealant work needed first, and the finish chosen. You get a written quote itemized by elevation.
