EIFS & Dryvit Restoration in Roswell

Plenty of Roswell office buildings, retail centers and condominiums were clad in EIFS when it was the go-to facade. We restore it the way the system was built: find the wet areas, replace damaged substrate, renew the joints and recoat so the building looks current again.

Restore the system, don’t just paint it

EIFS, often sold under the Dryvit name, is foam board, mesh, base coat and finish over sheathing. It insulates well and takes shape easily, which is why it shows up on so many Roswell buildings from the 1980s through the 2000s: cornices and bands on office buildings, towers on shopping centers, and trim on condominiums and apartments. Many installations from that period are barrier EIFS, built with no drainage plane behind the foam.

That detail decides the repair. On barrier EIFS, water that gets in at a failed joint or window perimeter has no way out, so it sits against the sheathing. Painting over the finish hides the problem and can make it worse.

We start by mapping moisture across the facade. Dry, sound areas can be cleaned, repaired, resealed at every joint and recoated. Wet areas are opened, the damaged sheathing replaced, and the system rebuilt. Where the budget and the building allow, we can convert sections to drainable EIFS as they are rebuilt.

What we restore

EIFS & Dryvit restoration in Roswell

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

Where Roswell’s EIFS needs attention now

A lot of the city’s EIFS is reaching the age when the original joints and details give out.

Drive Holcomb Bridge Road or the office streets off GA 400 and the signs are easy to spot: chalky finish, hairline cracks along board joints, dark streaks below windows and sealant pulled away at panel edges. On buildings of that era, those are often the visible part of wet substrate around openings and at the bottom of the wall. Restoring EIFS before it reaches that point usually costs far less than rebuilding it after.

Office cornices & bands

Foam profiles at rooflines and floor lines where water collects on flat tops and failed joints.

Retail towers & parapets

Shopping center towers and sign walls clad in EIFS, with open seams at the cap.

Multifamily trim

EIFS bands and window surrounds on condos and apartments, often damaged at the base.

EIFS & Dryvit restoration FAQ

What Roswell owners and managers ask about restoring EIFS facades.

Is our 1990s Roswell building likely to have barrier EIFS?
Many commercial buildings from that period do, but age alone does not prove it. We confirm the system by examining terminations and openings and, where needed, making small inspection cuts, before we recommend a repair.
Does recoating EIFS in Roswell’s historic district need approval?
A recoat that changes the color or texture of a building in the historic district may need design review. Check with the City of Roswell first; we can prepare sample panels for the city or your ownership to approve.
Can EIFS be restored instead of replaced?
Often, yes. Where the substrate is dry and sound, we repair damage, replace sealant at joints and openings, and apply a new finish. Where moisture has reached the sheathing, those sections are opened and rebuilt.
Is Dryvit the same as EIFS?
Dryvit is a brand name for EIFS, and the name is often used for any synthetic stucco facade. We repair EIFS from the major manufacturers and match the repair to the system on the wall.
Can you convert barrier EIFS to drainable?
Sections that are removed and rebuilt can be built back with a weather barrier and drainage plane. Converting an entire facade is a larger project, and we will lay out the options and tradeoffs in writing.
How is EIFS restoration priced?
By the area of the facade, how much of it is wet, access, and whether the scope is a recoat, partial rebuild or conversion. You get a written quote itemized by elevation.
